Feasibility & Concept Design
Some sites require feasibility studies to assess the potential of a plot of land or potential development. This will then enable you to unlock the full potential of your project ensuring that the right information is presented to planning.
The initial stages are to get all your ideas your wants and desires for your project. Some clients know exactly what they want and that’s great we are happy to stick to your brief. To us it doesn’t matter if it’s an extension or a multi-million pound house we love to hear your ideas, and for those that just don’t know what they would like we help to guide and direct to help you find your dream. We then take all of those ideas and come up with something that we feel satisfies as much of your wish list as is attainable. We like to keep you involved all the way in the conceptual designs until we have a shape and form that suits the idea that you are looking for.
Planning Applications
So now that you have the concept and idea its down to our team to put the sketches and ideas into formal plans.
A set of floor plans and elevations along with any other required drawings and documents from other specialists will be presented ready for submission. An application will then be submitted to the Local Planning Authority. Our team will guide and inform you every step of the way.
Building Regulations & Technical
It’s a great feeling when Planning has been granted but you cant break ground just yet.
A set of building regulation drawings, details and specification are required to be submitted to Building Control. We will liaise with Building Control to ensure that all relevant Plans, details and information is submitted for the proposed development.
Tender and Construction
You have your Planning approval and building regulations, the next step is to tender the project to potential contractors.
If you don’t know who you want to use as a contractor we are capable of inviting contractors to tender for your project, taking the hassle and stress out of the process. While we realise that cost and time are two big factors in building your home or extension there are other factors that may need to be considered and depending on your project we can help you to break down the tenders to get a contractor that meets your requirements.
